Here you can find information on disabled access for the cottage.

Introduction

Clanaborough is a 400 year old thatched cottage that now provides self catering holiday accommodation on two floors. Being such an old cottage, there are, regrettably, a number of inherent and unavoidable access difficulties both inside and outside the cottage. We have tried to provide as much access information as possible in this statement to help you decide if the cottage is suitable for your own particular needs. If you have any queries please call – we would like to help you in any way that we can. We apologise if any of the access issues restrict you from taking your holiday with us. If there is anything that we can do to help facilitate a stay, please let us know.

Booking administration and pre-arrival

  • We have an extensive website complete with descriptions and photographs of the accommodation.
  • Provisional enquiries can be made directly from the website, by email, by telephone or by post.
  • Confirmation of a booking needs to be sent to us by e-mail or by post using our booking form
  • All guests are provided with written directions to the cottage. These are available in different font sizes or a dyslexia-friendly font.
  • This access statement is available in the Welcome File at the cottage. The statement can also be sent out by e-mail or posted or read out over the phone, if required
  • Issuing keys for the cottage is arranged with us prior to visitor’s arrival.

Public transport

Drivers for the local bus service between Aveton Gifford and Modbury are usually prepared to stop at Ashford to allow passengers to embark and disembark. From this drop-off point, it is a 0.5 mile walk over hilly terrain to the cottage. The surfaced road is generally in good condition but it can be wet and muddy. The hills between Ashford and Clanaborough are steep and not suitable for most wheelchair users or for most people with mobility problems.

Totnes, the nearest main line railway station, is 19 miles away. If we are able to, we are very willing to collect guests from here. Two Totnes based taxi firms are:

  • 1st Class Taxis – 01803 868 822 and
  • Sercombe Taxis – 01803 864 745.

Public transport

  • There is a large car parking area at the front of the cottage for sole use of anyone staying at the cottage.
  • The car park is levelled stone chippings.
  • There is parking space for 2 large cars or 3 medium-sized cars. The car parking area leads directly to the front porch of the cottage and it is possible to park within 3 meters of the front door.
  • From the car park, there is also access to the back (kitchen) door of the cottage. You can get to this by going round the side of the cottage, over the rough cobbled stones. The ground, however, is reasonably level.
  • There are two security lights; one which illuminates the car parking area and another over the back door. At night, these lights switch themselves on automatically when there is movement in their vicinity. The lights illuminate access to the front and back doors. They are on a timer and switch themselves off after about two minutes when there is no longer any movement within their range.

Front door and hall

  • Access to the front door of the cottage is under an open-sided, thatched porch.
  • The front door is low and measures 70 cm wide x 168 cm high. It is hinged on the right as you enter the cottage. The keyhole of this door is 130cm above the ground.
  • There is a threshold bar at the front door with a rise of 6cm.
  • The front door opens into the hall area. There is a light switch on the left hand side for the hall area and for the porch. This switch is 121 cm above the floor.
  • The floor of the hall is solid concrete with inlaid tiles. Over part of the floor is a rectangular light brown reed mat.
  • Leading off from the hall is an L-shaped flight of stairs and doorways leading to the sitting room and the central living/dining room.

Sitting room

  • The door from the hall into the sitting room is immediately on the left hand side as you enter the cottage from the front door. This sitting room door is hinged on the left and is 71 cm wide by 186 cm high.
  • The floor is made of dark stained wooden boards and has a green short pile carpet covering part of the surface.
  • In the room are 5 separate armchairs. The seats for these are between 30 cm and 38 cm above the floor when the cushions on the seats are compressed.
  • All the furniture is moveable and non-feather.
  • Lighting in the room is by a central ceiling light, one standard lamp and a table light.
  • There is a fire place in the room for an open fire. Coal and logs are available. The hearth is 10 cm above the floor.
  • On the left hand side as you enter the room there is a small French window which could be used as a fire escape in an emergency. There is a 28cm step to get up to the French window and the window itself consists of two opening windows and a central vertical bar. Each window measures 45 cm by 108 cm.
  • In this room there is also a fold-up table, two stools and two electric convection heaters – one is fixed to a wall and the other is moveable.

The staircase

  • As mentioned previously the staircase leading off from the hall is L-shaped.
  • There are 8 steps to the top with two wider steps about half-way up which act as mini landings where the stairs change direction.
  • The rise of each of the steps is 24cm
  • When going up the stairs, there is a handrail on the left hand side. This is 79cm above the treads.
  • There is a solid wall on the right hand side which can be used for support but it does not have hand rail.
  • The lowest head clearance on the stairs is 200cm.
  • A smoke alarm is fitted above the flight of stairs.

Dining / living room

  • At the end of the hall on the right hand side is the doorway leading into the central dining/living room.
  • This door is 64cm by 178cm and is hinged on the left hand side as you enter the room from the hall.
  • There are low, wooden beams in this room and the minimum head clearance is 200cm.
  • On the right hand side of the room is the dining area. The large, farmhouse table measures 175cm wide by 85cm long and the surface is 70cm above the floor.
  • There are 7 dining chairs, one of which has arm rests. The height of the seats varies between 42cm and 46cm above the floor.
  • On the table is the Welcome Pack. Within this there is a lot of information about the cottage to help visitors during their stay.
  • On the left hand side of the room is an armchair which has a sitting surface 32 cm above the floor. There is also a settee adjacent to the armchair and the sitting surface of this is 36cm above the floor when the cushions are compressed.
  • Between these two items of furniture and under the wooden stairs, there is a small low storage space. The door giving access to this space measures 99cm by 41cm and is hinged on the right hand side. Inside this space an upright vacuum cleaner is stored along with a wooden clothes rack, a child’s high chair and more.
  • Also in the room is a cast iron wood burning stove. The handle giving access to the inside of the stove is 46 cm above the floor. Wood logs are available in the wood store round the back of the cottage.
  • The cottage is equipped with a mobile phone and this is kept on the dresser which is immediately on the right hand side as you enter the room from hall. The phone is provided for emergency use. Reception is poor inside the cottage though much better reception can be gained by going outside the front door.
  • Leading off this central room are two additional doors. One gives access to a flight of spiral stairs and the other door leads into the kitchen.
  • In the corner of this room, near the door leading to the spiral stairs, there is a water fire extinguisher. The height of the handle for this is 55 cm above the floor. The fire extinguisher weighs approximately 13 kilogrammes.
  • The floor is painted concrete and is mostly covered with a light blue short pile carpet.
  • A smoke alarm is fitted in this room.
  • There is a copy of the local yellow pages as well as other phone directories on a small table in this room.

Kitchen

  • The kitchen has 2 doors leading into it – one from the outside and an internal door from central dining/living room.
  • The outside door, which is a stable door, measures 172cm by 73cm and is hinged on the left hand side as you enter from outside. The keyhole for the outside door is 140cm above the ground with the latch at 137cm. The lowest bolt is 17cm above the ground and the highest is 114cm.
  • The internal door from the dining/living room is 74cm by 173cm and is hinged on the right hand side as you enter the kitchen.
  • When entering the kitchen from the dining room, there are two steps down into the kitchen. The first has a 7cm drop and the second has a 17cm drop.
  • The height of the ceiling in this room is 200cm above the floor.
  • On the left hand side is the light switch (146cm) that operates the two ceiling kitchen lights.
  • The work surfaces are 90cm above the floor and are between 38cm x 69cm deep.
  • The top edge of the sink is 90cm above the floor.
  • Below the work surface on the left hand side is the cutlery drawer. The handle for this and the other drawers are 82 cm above the floor.
  • The hob and oven are on the right hand side as you enter the room from the dining room. The top of the stove is level with the work surfaces.
  • The handle for the drop-down door to the grill is 73cm above the floor. The handle for the drop-down door for the oven is 47cm above the floor.
  • A microwave is also available for cooking and this sits on a work surface.
  • An electric kettle also sits on a work surface.
  • Crockery, glasses, jugs, egg cups, bowls, tea pots etc are all stored in wall cupboards above and below the work surface. The height of the top shelves in the wall cupboards above the work surface are 190cm above the floor.
  • The height of the top shelves in the cupboards under the work surface are 54cm above the floor and the door handles are 70cm above the floor.
  • The fridge is under a work surface. It has an ice box at the top and the highest shelf in the fridge being 86cm above the floor.
  • The floor covering in the kitchen is Vynolay. This is light brown in colour.
  • The washing machine is located in the kitchen. More details are given in the Laundry section below.
  • Located under the sink is the main stop cock for the water coming into the cottage. This is 58cm above the floor and is a forward reach of 35cm.
  • The electric fuse board and mains switch for the cottage are located in a wall cupboard in the kitchen. The mains switch is 200cm above the floor and has a forward reach of 40cm.
  • In the kitchen by the side of the back door there is a fire blanket. The pull tags for this are 158cm above the floor. Next to this there is an ABC powder fire extinguisher. The handle for the extinguisher is 164 cm above the floor.

Laundry

  • There is a front loading washing machine available in the kitchen.
  • The washing machine’s door handle is 50cm above the floor.
  • A drying rack is stored underneath the wooden stairs, as mentioned previously.
  • A washing line is available in the back garden of the cottage and a supply of clothes pegs is kept in the kitchen underneath the sink or in the tall broom cupboard.
  • Access to the washing line is via 1 step. The rise of this step is 15cm. The washing line is approximately 20 meters from the back door.

Spiral stairs

  • Off from the central dining room is a low doorway leading to an upward spiral flight of stairs. These are made of concrete.
  • The door is hinged on the left hand side as you go out of the room and it measures 75 cm by 158cm.
  • The rise in the steps of the spiral stairs is between 14cm and 26cm.
  • The spiral stairs turn right as you ascend the stairs and are 38cm deep on their left-hand edge.
  • At the top of the stairs is a wooden floored landing.
  • The minimum head clearance going up the stairs is 156cm.
  • A smoke alarm is fitted above the flight of stairs.
  • The top edge of the sink is 90cm above the floor.

Upstairs landing

  • Upstairs, at the top of the spiral stairs, is a landing giving access to two separate bedrooms and a bathroom.
  • The landing floor is stained dark brown.
  • In the corner of this landing, there is a water fire extinguisher. The height of the handle for this is 60cm above the floor and the extinguisher weighs approximately 13 kilos.

Bathroom and shower

  • The bathroom is equipped with a three piece suite and has a shower over the bath.
  • The door into the bathroom is 73cm wide by 196cm high. It is hinged on the right as you enter the room.
  • The height of the ceiling in this room is 217cm above the floor.
  • The sliding bolt to lock this door from the inside is 129cm above the floor.
  • The toilet is located between a wall and the basin. The toilet seat height is 42cm. The distance of the toilet from the wall is 14cm. The distance of the toilet from the basin is 14cm.
  • The basin height is 78cm above the floor and it has a full plinth.
  • The top edge of the bath is 53cm above the floor and the bath itself has overall dimensions of 149cm long by 63cm wide.
  • There is a grab rail on the wall by the side of the bath.
  • Free floor space is 158cm x 127cm.
  • There is a shower (with a shower head on a 160cm long flexible pipe) available over bath.
  • The carpet is blue and short pile.
  • The room has a light switch to the left of the door as you enter and this operates a circular fluorescent light tube on the ceiling.

Bedroom 1 (with one single bed)

  • The door is 73cm wide by 197cm high and hinged on the right as you enter the room. The carpet is a beige/pink colour has a short pile.
  • The height of the ceiling in this room is 216cm above the floor.
  • There is a standard UK size single bed with a standard 95cm wide by 180cm long mattress. The bed height is 64cm to the top of mattress.
  • The duvet is non-feather.
  • There are 2 feather pillows provided. Amongst all the pillows in the cottage, two are non-feather and these are usually kept on the brass bed in bedroom two.
  • The length of the bed is against a wall. The open space to the left of the bed is 150cm wide at its narrowest point.
  • The room has a basin with hot and cold water. The top surface of the basin is 80cm above the floor and has a full plinth.
  • There is a light switch to the left of the door as you enter the room and this switch operates a central ceiling light. There is chest of drawers beside the bed and this has a table light.

Bedroom 2 (with three single beds)

  • The door is 73cm wide by 173cm high and hinged on the left as you enter the room.
  • The height of the ceiling in this room is 225cm above the floor.
  • The flooring is of wooden boards stained dark brown and it has a carpet covering part of it. This carpet is a beige/pink colour and is short pile.
  • There are two pine single beds. The bed height of each of these is 60cm to the top of mattresses.
  • Bed one is in a corner of the room and has the right-hand side against the wall. Bed two is parallel to the first and has it’s headboard against the wall. The distance between these beds is 56cm.
  • There is a third single bed in the room, this is a brass bed and it has it's right-hand side against a wall. The top surface of the mattress for this bed is 52cm above the floor.
  • All three beds have non-feather duvets.
  • There are 2 feather pillows provided for each bed. Amongst all the pillows in the cottage, two are non-feather and these are usually kept on the brass bed in this bedroom.
  • The room has a light switch to the right of the door as you enter the room from the spiral stairs. This switch operates a central ceiling light.
  • From this room there is a doorway leading into the bedroom with a double bed.

Bedroom 3 (with double bed)

  • There are two doorways into the room. One is from bedroom two and the other is from the top of the wooden stairs leading up from the hallway.
  • The door from bedroom two is hinged on the left as you enter the double bedroom and is 73cm x 172cm.
  • The door from top of the wooden stairs is also hinged on the right as you enter the bedroom and is 70cm x 173cm.
  • The height of the ceiling in this room is 232cm above the floor.
  • There is a standard UK size double bed with a standard 136cm by 190cm mattress. The bed height is 45cm to the top of mattress.
  • The duvet is non feather.
  • There are 4 feather pillows provided for this bed. Amongst all the pillows in the cottage, two are non-feather and these are usually kept on the brass bed in bedroom two.
  • The space to the right of the bed is 95cm to the wall and to the left it is 30cm to the wall.
  • The room has a light switch on the left hand side as you enter the room from the wooden stairs. This switch operates a central ceiling light.
  • There are two bedside tables one at each side of the bed and each has a table light.
  • The flooring is of wooden boards stained dark brown and it has a carpet covering part of it. This carpet is a beige/pink colour and is short pile.

Outdoor facilities, grounds and gardens

  • There are two external doors from the cottage – one in the kitchen and another from the hall.
  • The garden area is large and mostly laid to lawn.
  • There is a path that goes round most of the building. This can become slippery especially when wet.
  • In most places the path is concrete but on one section it is of uneven cobbled stones and in another it is gravel.
  • Access to the lawn is either via a 7cm high step or by a slope. Getting a wheelchair up the slopes would be difficult for most wheelchair users without assistance.
  • Patio furniture and a BBQ are available for guests to use.
  • There is garden furniture, a children’s wooden climbing frame, a croquet set and other games equipment available.

Additional information

  • The Welcome Pack is produced in a dyslexia-friendly font.
  • Pets and assistance dogs are welcome - please inform us when booking.
  • As previously mentioned, there is poor mobile phone reception in the cottage.
  • The premises are non-smoking.
  • There is no RADAR toilet scheme in this area. However Kingsbridge has two toilets with access for wheelchair users. One at the top car park near the church and another at the bottom car park near the quay. Most other large local towns have similar facilities.
  • Clanaborough operates all year including Christmas and the New Year.
  • All dimensions in this access statement are to the nearest cm.
